Taking a risk before Brexit? Thanks for the advice! I don’t have any builders at the moment but I’ll double check my concentrations to make sure I’m betting all on black without realising it.

Taking a risk before Brexit? As you say Panda, Brexit is an unknown. What we can surmise is that there is no will in the House of Commons to agree a no deal Brexit. But there reamins a risk that it could happen by accident. I have builders in my portfolio and intend to keep them. With the shortage of housing it seems that demand will remain fairly strong but subject to fluctuation with the rest of the economy. The golden rule is to maintain a balanced portfolio. Taking a risk before Brexit? I’ve been looking to spread out the risk of my portfolio and Taylor Wimpey keeps on showing up in my screening. Is now to the time to buy in or will I still be taking a big risk with the Brexit unknowns? Is this a decent 5-10 year move now based on getting this cheap and betting on a softer Brexit (if any.)

A bit of a bet TW were tipped a couple of weeks ago by MF at 185 pence Bought some last week at 165p Think the sector is oversold and will keep adding until some Brexit agreement is reached TW has a good landbank and builders always make money Good luck frog

A bit of a bet Motley Fool going crazy over housebuilders prospects today. Yes, I know its only MF and what they say today the they will say the opposite tomorrow. On TW tthey say: “As mentioned, the Taylor Wimpey share price has a dividend yield of 9% in the current financial year. Although this includes a special dividend, the current level of payout seems to be affordable. The company’s dividend cover is expected to be 1.4 times in the current year, which suggests that dividend growth could be ahead as a result of a forecast rise in earnings over the next couple of years.” They are also mad for Persimmon and Bovis. All offering high yield at bargain basement prices. Their pitch is that if there is a soft landing for Brexit then the builders’ share prices could rapidly recover while you collect handsome divis all the while. Cheers, Frog in a tree

Friday the 13th A nice chunky special dividend touched down today. Given the 10% fall in the sp over recent months it is a good time to reinvest it in TW. With the drift towards a softer Brexit there is a clear sense that HMG has blinked in the face of the damage that a hard Brexit would do to our jobs and the economy. I expect the housebuilders to recover over the coming months. BUY Frog in a tree

SP Rise Prior to Ex-Div Date Anyone got a view as to where the SP might rise/fall to prior to the 31/05?History would suggest that we will see a rise as people pile in to qualify for the divi'?Or do we think this has already happened?

Re: Nice Move up to over 200 today Have reported a likely 17% increase in dividend for 2019.18.3p dividend per share in 2019 up from 15.7p in 2018. At current sp (202p) that's a very healthy, and attractive, yield of 9%(+)!!
