Re: Big Drop Recently and most other builders do the same over the summer after a decent run at the start of the year (read Simon Thompson in IC around Dec time when he advocated a basket of about 7/8 builders)despite a limit purchase triggering, the majority of our cash for TEF is set at lower limits with 90 days expiry (so heading to October)

Re: Big Drop Recently This is just TEF doing what TEF does. Every year you have a sharp spike at results, followed by a drift back down. You can pretty much set your watch by it !UB.

Re: Big Drop Recently Not all their housing is high rise, by any means, but they do have high rises, ooky, a glance at their web site will tell you that. How old they are and what standards they've been built to will make a difference. I assume TEF's are all on more modern standards but I'm unsure.The sector is bound to be hit by additional costs to some extent just to do with checking materials standards etc and planned new builds may well need some revision which will also add to costs, though not in any significant way I think, more of an increased admin overhead.Uncertainty. The markets don't like it. Surely though, ultimately, those involved with supplying affordable housing are going to see a load of new money flooding into their sector of the market sooner now rather than later?I personally added yesterday @385p here and also to my INL holding which is a smaller company based around the south coast and south east providing affordable housing and building and renting on behalf of local authorities. Re: Big Drop Recently One of my biggest holdings - a core holding too. I don't care about short term volatility. I very much like TEF's business model, and I think it's sound.Pi's may have been spooked by news that buy to let purchases are sharply down. There's also a general nervousness about cladding. But so what if you hold TEF? Build to rent is quite different. And no high rises.High density, low rise urban housing is going to be in demand and is right up TEF's street.

Big Drop Recently After excellent results ... do we have some cladding issues somewhere I wonder? Or more general disruption anticipated in the London affordable homes market? Or is AIM giving us a bargain and my HOLD should be a BUY?Any ideas anyone?

Re: Ex-div today 0.25% hike won't make a jot of difference to foreign buyers. All they see is a long term progressive upwards trend in a country with a good legal and governance structure and some sort of divi (which many won't get at home)A SERIES of rate hikes would make a difference to them however.The significance of a possible 0.25% rise would be far more noticeable on UK citizens and equity investors as it would would be a signal that things were a changing...all IMHO of course

Re: Ex-div today Bo**o*ks!Forgot to add that rates just went up in Hong Kong too - where a lot of TEF's foreign customers have been coming from. So equals out in some respects, assuming HKD is that much stronger as a result.

Re: Ex-div today No kidding, P-E. TEF price was recovering. I went for a nap, came back and that had happened, with price heading down again.The repeat voter for a hike just had her last B of E meeting though, so 5-3 is perhaps not as close as it feels at the moment come the next meeting.On the other hand, something has to be done about inflation. I'm not sure a 0.25% hike would hurt mortgages, but would certainly give the GBP a fillip. That wont help TEF with foreign buyers, of course ...

Re: Ex-div today Yes, with the general background both here and in USA, I was hoping the drop might be overdone, hence I have a limit order set @393p.Jury out if I get it today or not, market still sliding. Economic news out of USA and UK pretty weak, unbelievably being propped up by the EU at the moment, it seems. Chinese clampdown on credit seems to have got away from them again, so there could be further tightening there too.B of E minutes out later today (I don't think we need worry about the rate decision). They could easily impact on the markets and sector in particular.

Generous dividend too. Only 1 week left pre their final 8.5 dividend, so expect some more solid buying soon. Maybe today.[link] Jun 17 Peel Hunt Buy 400.50 505.00 505.00 Reiterates I would settle for even £4 - 70 target price with the dividend too. Future prospects very bright. 2018 to be their year of reckoning.
