Re: Good news Par for the course with house builders, for some reason - Good News = sp drop.I picked up more today @321p, P/E under 10, forward P/E much lower, yield >3.5%, what's not to like?Actually, I didn't like the RNS that referred to Telford and sub-prime. I thought that was extremely clumsy! However, government is being shamed into addressing the protected housing cuts due to benefits cuts. Not sure if this helps TEF or not, i don't think it does, but maybe some of that comes under 'affordable homes'?

Re: Hit very hard? "would suggest to me that our seller is back !"Could well be ... see chart with volumes. It is the volumes that worry me more than the fluctuation. Maybe it is just one seller, taking profits from who knows when, deciding it is time to do so. Can hardly blame people in the current climate, frankly, but it does smack of panic selling, which people usually come to regret, especially following the price down with even greater volumes.It might still be a fantastic buying opportunity, and not a terrible yield at the very lowest levels too, which affords a bit of protection. Tricksy call to make. I'm sitting on my hands at the moment, although that volume and the relative lack of price movement today does suggest a lot of people bought already. Approx @328p lowest buying price today.

Ginny, "I think this could be an over reaction due to the market in general."Perhaps so, but they held up very well previously, along with other small builders, until just a few days ago, When the other smaller builders finally started losing some ghround, TEF did also, but more heavily. I keep expecting some news item to be announced but there is nothing.It seems they are coming off their lows now, It may well remain a mystery.

Re: Hit very hard? I think this could be an over reaction due to the market in general.Their shares are lower now than they were 12 months ago. I am alsonervous as I was thinking of buying. I can not understand why they have been hit so hard.

Re: Hit very hard? Why would you compare TEF to the FTSE,? TEF is an AIM share, they're invariably more volatile and generally react worse to market corrections, such as this.UB.

Hit very hard? TEF has been hit harder than other small builders in the last couple of days or so, after holding up, along with other small builders, very well in the first week or two of 2016.Anyone any idea why TEF has been hit so hard now? I can't see any reason for it, and looks like a screaming buy this far below the placing price of @360p - it is currently @345p. 6% down yesterday makes me nervous I might be walking into some problem I don't know about, though.Any ideas, anyone?

You can virtually guarantee that housebuilders drop around results day, despite reporting stellar year on year improvements that would be staggering in most other sectors.I can only conclude that a part of the market is actually expecting even greater things, and that there is still a big hangover from the last housing crash in a lot of the rest of the market. So much so that fantastic results scare them because they feel that they just can't keep coming.That fails to take into account a fast frowing population. changing demohraphics which require more homes for the same population numbers (Eg. through divorce) and a mobile population with a sector catering for its needs - in other words people moving from areas where builders are hardly active to centres of population where builders can't fulfill demand fast enough.The more important point to keep your eye on is the overall upwards trend of the housebuilder's stock prices.
