The drop I am assuming that the recent 10% fall in the sp can be laid at the door of higher future borrowing rates and squeezed margins. I like this company , sound business model , good yield and some strong arguments as an ethical investment. Any ideas ?

Re: Dividend Puzzle PHP is a REIT,real estate investment trust,which is exempt from corporation tax on its net property income unlike a normal property company.However shareholders holding shares outside an ISA will be changed tax at 20% on Property Income Dividends(PIDs).UK investors may be able to reclaim these if they have a dividend income below their tax free allowances.REITs can also pay dividends out of capital profits these are paid gross like dividends from other UK companies.They may be subject to tax depending on your income & available allowances if they are not held in an ISA.Part of the recent dividend & many previous dividends from PHP have been ordinary dividends and have been paid gross.If you live in Irish Republic different rules may apply re taxation on foreign dividends & sometimes overseas tax can be recovered.

Re: Dividend Puzzle The dividend had two parts;a 0.55p ordinary dividend & a 0.76p PID (property income dividend).The PID dividend is subject to tax deduction of 20% if not held in an ISA.Sometimes even if held in an ISA the tax is deducted and then credited back later.
Dividend Puzzle HiI expected a dividend of £0.01310 but instead I have received one of £0.00550 dated 25 August and another of £0.00608 Dated 29 August 17 making a total dividend of £0.01158.Am I missing something different to usual?Regards
Re: H1 Results Good to see the dividend is now fully covered. This was a concern a couple of years ago. I have held PHP since 2009 and it remains a core holding for me, in fact I have added more a few weeks ago. Dd

Re: REITS - The only real asset of a REIT is the property it owns, so any general slump in property prices will see NAVs drop across the board. However dividends are paid from income, which is derived from rents. If a REIT has negotiated well with its tenants, or has a portfolio of specialist properties, its income, and therefore its ability to pay dividends, will be protected..In the longer term property prices will recover, so to me a REIT or two, as part of a balanced portfolio, seems sensible. I think it is too early to call a topto the property market, so I will be hanging on to mine. I will probably also hang on to them once the crash comes!!!
Re: REITS - It seems to me that with the ever increasing pressures on the NHS and the need to channel as much of the patient contact as possible through the GP's that the bricks and mortar demand will remain strong. The type of facility may change over time but that will bring opportunity for growth, specialisation and retention The demand is clearly going to remain and the risk of payment default extremely low. Perhaps a downside would be old properties being unsuitable?
REITS - Questor in DT Money today gives reasons that the property market is over-valued and likely to fall. REITs have given great income but have big exposure to commercial properties, + an enormous amount under construction in London. Says property REITs are a sell.However, it seems to me that trusts specialising like PHP would probably be insulated although NAVs probably static. Also the student university accommodation REITs possibly.Other opinions appreciated.
