Takeover bid.!.! Congratulations. I’ve been in LMP for some years. Solid business with a well regarded management team. Originally I was an investor in London and Stamford. The original founders of the business made a pile breaking up the old BAE estate (that’s what I remember any how). They megered with another property buisness a few years ago, Metric, and have been migtrating the business from London residential to logistics ever siince. Patrick Vaughan is the Chairman. Him and Moulton are property veterans and were originally behind Pillar Property. Which I remember holding sometime back in the distant past.

The bid suprises me,it represents an uplift of over 50% on the price I paid for the shares approx 3 years ago and I have had fairly high divis from the company since in addition.I must admit I don’t know a great deal about Londonmetric. Mucklow has a very good record,I have held it previously to my present holding, but I was not aware of its hidden attractions…always considered reliable but boring.

Takeover bid.!.! This has supprised me this morning, didn’t know AJ Mucklow was up for sale! Anyway it looks like it is now! Crickey, London metric cash and shares offer, looks like £6.55 a share in total.

Results Yes I am surprised by this increase;investment money still seems to be pouring into property esp well located warehouse units.I am happy to continue holding here.
Results Massive jump in NAV! And the shares now trade at a discount to NAV. That is rare for this well run firm
Re: Deja Vu! Also NAV is up considerably,some good uplift in property values,the small amount of debt they have is smaller.Looking good, like you say a very good steady performer.

Agree REITs are an efficient vehicle for investment as the PID divi is tax free in ISA wrapper.Also ''No current tax charge has been recognised in the year, as the majority of the Groups income is exempt from corporation tax due to our REIT status.''Divi now coming quarterly.I havent gone through the prelims in detail yet but:The portfolio value is up and they made £1.9M on the Henley office sale.Still waiting for Brum council to build the link road to the Tyseley site! Once that comes on stream revenues will improve as there appears to be good demand for commercial/light industrial accomodation around the midlands.£20M Lloyds loan repaid early (with 1.2M penalty charge) but new loan from Scottish Widows at 3.5% vs 5.2%. That still sounds a bit steep for what is in effect a buy to let mortgage. The dividend has increased 50 times and been maintained on only 5 occasions."And LTV is 20% that really is low.
Results ! Don't look bad at all,steady progress.Notic vacancy rate was up but seems to be because of refurbishment so this should bring in so rental uplift.As usual very little debt,Nav up,profit up ,dividend up and the promise of refurbishment rental uplift all sounds good to me.

Re: Results Very good results,Mklw has commanded a premium because it is a very well run operation with very low borrowing and a big yield.The referendum result gave me a chance to top up on the cheap at £4 a share which is doing very well now.Quarterly dividend from now on.Increasing dividend,increased rents/profits.Very happy holder.
