24 Dec...... As Christmas fast approaches, it's been over 3 months since the Appeal on 16th Sept. What are they doing. One possible explanation could be that Natura 2000 did make some valid comments on site management, that are now being accommodated into the plan. Whilst we wait..What's the thoughts on the 2011 site valuation by CBRE?IMO the valuation needs to change....up in my view. The CBRE document is easily accessible from Minoans website. (Downlands>Aim admission document>Page 84 onwards). Even back in 2011, when the valuation was given, all the economic and political risks were noted by CBRE. In fact the first two pages spell out the risks, many of which have improved over the last 5 years. CBRE gave a Valuation 100M for 90.000msq development. CBRE noted at the time that the valuation was based on averages whereas the Minoan hotels will be of luxurious construction in turn demanding a higher valuation. They also state "The value could naturally reach higher levels in case the land plot is more densely developed." Looking at the Crete page on Minoan website, where they currently state the site is 6,000 Acres with a build footprint of 0.5%. I make that 121,410msq a third higher than the valuation given. Any other views?Merry Christ

Thanks Glib and Gemstar (LSE) for highlighting Natura 2000 .Firstly I declare that Im not an Eco-w..arrior or an Eco-b..asher, Im not an expert in this area but I generally agree with saving the environment The Natura 2000 Network Viewer allows you to drill down onto a specific site and view the Standard Data Form for the area in question (The legal document for the site)As Wikipedia describes .Each Natura 2000 site has a unique identification form called Standard Data Form (SDF). This form is used as a legal reference when assessing the management of the species and habitats through the concept of favourable conservation status. The Natura 2000 Viewer [3] is a tool to explore the network and gives access to every SDF.[link] go on to say Natura 2000 sites can vary considerably in character. They are not strictly protected in terms of how they are allowed to be used by people. Many sites are farmed, forested and some are even in urban areas.Lets look at the SDF specific to our area of interest :[link] Im reading the document correctly the SDF majors on the Birds directive. Population in the site of 3,760 hectares is approximately 5,000 birds. These include Common swift, Alpine swift, Pallid swift, Corys shearwater, Eleonoras Falcon, Peregrine Falcon (1 pair), Audouins Gull, Manx Shearwater and the Maditerrainean S..hag. Interestingly, all of these birds are described as Least Concern when viewing their Conservation status.Site characteristics are mentioned, including identifying the area covered. The palm forest of Vai is part of the site, which is fenced off but visited by tourists.I think most importantly the SDF at para 6.2 states that the site does NOT have a current Management Plan.Clearly Minoan are only interested in part of the site The site for the Project is the Cavo Sidero peninsula, a spectacular location extending into the Mediterranean from the North Eastern coast of Crete in the prefecture of Lasithi. The site, in the locality of Itanos, will be held on a long lease granted by the Ecclesiastical Foundation, Panagia Akrotiriani and comprises 25,000 stremmata (over 6,000 acres). It has 28 kilometres of coastline, numerous secluded bays and inlets as well as an interior with rolling hills where herbs such as thyme and marjoram are part of the natural vegetation.With a built footprint of less than 0.5% of the site the Project aims to preserve the landscape and leave more than 90% in its natural state and create conditions for the regeneration of vegetation.No mention of any impediment of the Palm Forest of Via but I guess Natura 2000 might be interested in developing a management plan for the whole area.None of this stuff is new, and without viewing the specific PD objections, nothing is insurmountable.I think people can live with, and benefit the environment, so it will be interesting to hear the Council of States position .

Loan Support.... So Hillside extend by a further 9 Months. I thought we were lead to believe they were ruthless and would pull the plug............just like some other company they were involved in lolIMO you don't extend this type of loan without reason. Yes they get 20% of the enlarged Group but have to stump up £4.5M to get there. Clearly to do this the SP would need to be significantly higher than it is today. 40M @ 8p and 10M @ 13p. With the SP around new levels (if something significant happened) I would keep the Warrant cash and refinance the loan along with Project finance. In the meantime we wait..........
