Payout of 38 p per shared RNS Reciept of £65 million should result in payout of about 38p per share, slightly less than expected--rns says-he Board's current view on the ultimate Net Asset Value of the Group's portfolio is not materially different from its view at the time of the Annual General Meeting in February 2016, save for the impact on all investment property valuations as a result of the 1% increase in SDLT announced by the Government in March 2016.

Re: at 97p - 120p+ more or less confirme... thirty fifty-you're well on top of the figures, whats your view on final asset value.I did a calc last year based on the view of the investment managers and came up with about top of 140p, since then all news seems to have added to that, and that did not include success with the living village.What do you calculate ?

Re: at 97p - 120p+ more or less confirme... Hi CasCI agree.Why is price lower.... I think a couple of reasons....1 - the shares are tightly held so no new institutional investor likely - though I expect that will change after 29 Feb when CASH return swill become much more obvious.2 - simple risk aversion... I have seen it recently in take-overs and realisations at GKO, LMS, PSPI (still ongoing), PURE, WIND - the value to be paid out is there for all to see and yet it was possible to buy in size and get equivalent annual of 20%+ return. So to me LXB is just another example - it seems dull and people want to chase 'bigger returns' but actually the returns are very high with almost no downside risk. In fairness though LXB will be a 12 month wait - albeit I think investor appetite will change after 29th February when the c.50p CASH return (May 16) becomes more obvious as then it will be potential NAV of adj 70p for adj 47p share price! (that's a 30%+ discount!). So the price will be higher at that point.All IMHO, DYOR + BoLLXB is in my top5 hldgs

Rushden alone will add 14p to NAV 3mths In May 15 they said to get c.70m at completion which would add 19.5m to NAV.So now they are saying it will be £75m and then at that point will update re phase 2 + phase 3So if £70 would add £19.5m, then £75m would add £24.5m which is c, 14p a share!Payment from Crown Estate to be rec'd by end April 16 and then CASH returned (c.45p+)All IMHO, DYOR + BoLLXB is in my top5 hldgs

Re: at 97p - 120p+ more or less confirmed... thirty fifty-I am surprised that more investors are not into LXB.What other share in this market is pretty well guaranteed to increase in value (could be a lot) and really has no downside. I have quite a big chunk of shares and this one lets me sleep at night.Even Simon on IC has a target of 120p that's a 20% upside.20% in a year -that would be a good investment for anyone.

at 97p - 120p+ more or less confirmed... Hi CasC, I was initially disappointed to see a REDUCED NAV of 102p as at 1 Jan 16 (vs 103p at Sept 15) despite the uplifts of c.4p already announced,and was also disappointed there were few specifics on value mentioned today.but when i saw that the Investment Manager (IM) bonus is being rebased from 1 Jan 16 NAV i was much more comfortably. They have big incentive to take an aggressive approach to valuation and then 'do a good job' increasing NAV on completions and getting 20% of everything above 118p. (I calculate 118p as 12% for 15mths to their final payment date of Mar 17). To me its logical that they would not go through the hassle of re-jigging their bonus if they did not see likely payment so its very likely the ultimate return would be materially above that 118p ( a further 10p gets them maybe £3m bonus).Agree that there will be positive newsflow regularly after 29th Feb.What I particularly like is the UNLIMITED share buy back - I think this more or less guarantees a buyer in the market and an 'upwards' only share price from here. So I am very happy to have a large holding and wait knowing that if I do see another exciting share can easily switch from LXB - that's great to have c.20% return by Mar 17 and yet flexibility to bottom fish the market if needs..As before I'd rather have medium return low risk every time, than trying to catch bottom of miners, oils etc... All IMHO DYOR and BoL LXB is in my top5 hldgs

Updated asset value soon-maybe 125p We should get updated asset value soon as AGM now announced end Feb and a decision on final liquidation at that time.Asset value was 104p last accounts-but final asset value should be at least 125p up to 140pShare price should be in for a big jump when that announced. Its a BUY.

I agree CasC, doesn't get better much than this.I'd rather have medium return low risk every time,than trying to catch bottom of miners, oils etc...Good purchase,i've been tempted but keeping SOME CASH to invest in other opportunities.All IMHO DYOR and BoLLXB is in my top5 hldgs
