Just flogged my Diageo for these..... Well - if its good enough for a NED to put his hand in his pocket @ 1.06 - its good enough for me Plus the divi is better, and ( living in Germany) I can say the property market here is as steady as a ....steady thing ie.. not like UK multi bubble/ London centric.GLAJG

Hefty top up I sold a chunk of my HSTN a while ago at £1.15. I've bought a bunch of them back today at £1.05. I have consistently posted on this board in the interim period that the shares were too highly priced.Why have I added quite a few more to my stake? I really don't like the excessive rewards for the directors, but I do accept that the company is doing the right thing. The shares are currently selling at below NAV and with a prospective yield of about 5%, including 3% in May. That seems like good enough value to me.I have always regarded these as a bond substitute.The recent director sales are just the directors cashing in some of their share award. I don't have a problem with that, they still have a decent holding.But, as always, DYOR.

Morgan and Watson selling 7m each at 105p. Less than half their holding but still very significant. What do they know that we don't ??Or are they off on another adventure ??Either way the sp may well suffer... down 3%+ already.Hold on to your hats !!

Strong hold Good results out of HSTN, better than I expected.Normalised income profit £47m v £48mNormalised total profit £63m v £65mThe above may not sound good, but against the 10% hit from the Euro falling, it is.Epra NAV up strongly to £1.11, despite the huge LTIP award.Debt ratio flat at 41% v 41%,Divi 5.25p v 5p. Interim 3.15p v 3p. PID 1.35p plus ordinary 1.8p. XD 21 Apeil, payment 19 May.Yes, the LTIP awards are huge, but these shares are fine. The shorters have called this one wrong, I think. But DYOR.For me a strong Hold. I have a decent sized holding, and I wish that I hadn't reduced the size of it some time ago. The shares have had the easy gains, but I still expect modest progress. A good bond substitute in my view.

Re: Is it the exchange rate ? Keeping a close eye on the exchange rate. If it starts to drop back I'm favouring a further top up.But for now, spending my pounds in Italy feels good.Regards, TP

PID - question on tax All, could anybody with a HSTN holding in a non-tax sheltered account tell me, how much of the recent PID (declared as 1.5p / share by HSTN) they received in their account? I hold HSTN in an ISA and I received 1.5 per share, and I am wondering whether this is the net amount or the gross amount ? ( as PIDs are subject to 20% withhholding tax). So I am asking whether you received 1.5p per share, or 1.2p per share. The background is that I would like to work out whether my broker is reclaiming the tax for me (as they claim) or not. Thanks!

Re: Is it the exchange rate ? FW, have a look in the posts by Greyinvestor, there's a lot of background there. He's obviously researched this company more than most of us. His posts are generally very informative.I bought in here at about 77p and have therefore seen modest growth. Don't expect this share to fly. Just reinvest the divi and watch the organic growth. But expect it to take a few years to make significant money.If your looking to get rich quick perhaps you should look at tech or natural resources, both sectors are due for a rerate imvho.Regards, TP
