900 Pubs closed in 2018 [link] Well I suppose it means a little less competition for Greene King, although it doesn’t indicate how many new one’s opened in 2018. Games - still hanging on in here, but not sure I should.

Triggered out So while JD Wetherspoons appear to be struggling (no gloating here at all, I like to see the whole pub trade do well), in contrast GNK seems to have come out of the long slump down in the 500s, and found a new home in the mid-high 600s. I don’t wish to tempt fate, but the current range has settled here and seems to be weathering the Brexit storm. As I’ve long suspected, there is no coincidence that a company that specialises in booze can ride the political turmoil. Hopefully, despite Brexit and no World Cup, Greene King pubs can still have a good summer.

Triggered out After a poor few years (share price wise), I’ve been tempted to sell at these levels; purely to buy back at a dip. I think GNK has some mileage yet. Because Brexit, notwithstanding, people are so depressed by the furore of it all, that a few pints is the only way to crack on.

Triggered out At 672p just now. I know you are supposed to ride the winners but this has bubbled up from 600p in a week for no stated reason. Just speculation of a Fullers me-too, or returning to a fairer valuation? The gain from last November was too tempting. Besides, it was in my income portfolio and now the yield has dipped below my Hold trigger. So where next … redouble PFC in the hope of a good final report next week and a 5% final, or retriple NAH in the hope of a rebound in 4 weeks time and maybe a 6% final? Quite right, PFC first it is, I might be able to do both!

Deeply undervalued While the high street seems to be dying a death, it’s good to see pub chains (esp Greene King) doing very well. Possibly due to the fact that we’re all drinking ourselves slowly to death in the face of such abject misery with Brexit and the like. I suspect drugs sales were also very strong, but sadly those analytics don’t get widely published.

Deeply undervalued Philip, The divi cover assumes that the debt terms don’t go awry. They managed to reduce the payments by £13M on half of th Spirit loan, but they need to crack on and get better terms on the rest. Not going to be easy with rising bond yields. Still, can’t complain, the results were overall pretty respectable. Games

Deeply undervalued The article draws attention to 6.5% divi yield and GNK being committed to continue paying a healthy divi. Note that the divi is covered 1.9 times - at an age where income is important and good to see a company with a healthy, covered divi.

Cash cover PB - old Wayne has gone to the USA hasn’t he with Waynetta? The debt is indeed the biggest drag that holds GNK back and I made a mistake buying this at 7XX. They did indicate that they had reduced the interest payments by £13M a year - not fantastic but not chump change. I imagine it’s tough to get better terms on restructuring debt at the best of times, especially when the company is sitting on debt to the tune of 4+X EBITDA – they did reduce net debt a tad though.
