freezing Russian money will impact i think the current political spat between UK + Russia will have some impact on London property prices and transaction level which will impact FOXT.Obviously this will only be at the margins but with a declining level of profitability that will be relevant.I was very surprised that they said in the recent results that they would keep their cost base despite declining volume and tough environment ahead.All IMHO, DYOR + BoLFOXT is in my portfolio (SHORT)

Reputation for being overpriced I can only go off my personal experience. Last time I walked into a foxtons was 5 years ago when looking to rent a flat in London. The asking prices of pretty much all the properties they had on their books were about 20% higher than other agencies and their fees sky high.Previous to that I was selling a flat in London, their fees were over twice what I paid.I think their model of ask a crazy amount and hope somebody comes along and pays probably worked a treat in London over two years ago. It was a time when people would ramp up their asking price and then people would offer above it....and still be outbid. Times have changed, it's much more of a buyers market (if you have enough money) and there is a flood of new, in my opinion overpriced flats everywhere. Landlords are selling up. The London market hasn't crashed buy buyers no longer will be taken for a ride. And Foxton's still hasn't caught up. In today's announcement they speak of yield maximisation, in reality I still think this means being up to their old tricks of ramping up the asking prices.

at 82p still looks over valued results seemed bland to me.yes they have net cash, ans yes cash flowbut they say sales lower year on year,and that market remains tough.rentals is better but profit their still down 20%and they are cautious on the new legislation to hit in 2019.they will be investing in digital and brandbut i thoguht they said there would be some strategic update with these results?there is no mention of significant cost cutting that would give encouragement for profit growth next year , in fact they say they want to maintain an infrastructure!!!they say they will return surplus cash to shareholder sbut no special divithus one concludes that current cash levels are needed and not surplus!divi and cash not enough to sustain a 200m MVAll IMHO, DYOR + BoLFOXT is in my portfolio (SHORT)

Re: Back to the 60's opening up the chart tells the story . This is either a range bound trade of 60 - 90 or if it gets more weakness and break 60p its going to get more painful Having said that there is a limit , fundamental investors would point out that despite it all there is no debt and they are in profit ( despite the fall) Am out too as the sector isn't giving me a buy signal . But will watch

Oh dear , just as i wrote Nice Trend I wasn't expecting a day like today but had to sell a few I had so am all out . Tiny profit , almost flat. That gap down I did not like . Sorry , this is a case where it doesn't go to plan

Nice trend here , Bit of a surprise given all the negative press on housing etc But it looks like there is an attempt at trying to recapture an old 92 - 125 ish area . Not a bad uplift from current levels and those who are Long from lower levels too. Under the radar its sneaking near daily gains too.

Reacting well to the news today or someone is buying these up and using today as a smokescreen . needs more volume but momentum is trickling back in. Neither long or short here . 81p target though would be my call. If this level is taken out i suspect mid 90s target . We shall see when and if its reached .

Re: FOXT, Bullish Double Bottom On Chart....... Needs to head back up 81.5ish to break resistance and complete the double bottom If it works its a very good reversal pattern I hope it does if you are long as the target would be quite good thereafter . Interesting

Will it be a worth while short term trade up to the budget and after. ????I know the govt are looking at building houses but without incentives to buy them its a waste of time.
