Reason for recent rise Yesterday I sold 40% of my DIGS shares for a total return of 4.1% after dealing costs on average purchase price. Most of return from dividend yield. First bought 12 months ago. Felt I was overweight in sector as also have ESP. Return on this sort of investment trust not that good though I think it is fairly low risk.
Big volume today 12 million shares traded today. Normal volume less than 2 million. Suspect a bit of profit taking following placing which would explain the relatively large fall in SP. Hope it is not a downward trend.
Re: RNS about prime London purchase From BKG's latest trading statement:"The housing market in London and the South East has now stabilised. Overall, underlying reservations in the seven months since the immediate Brexit referendum effect (August to February) are down 16% on the comparable period last year, with the last two months ahead of last year. Enquiry levels remain robust, cancellation rates are at normal levels and pricing continues to be resilient and above business plan levels."DIGS timing may have been masterful for this London acquisition funding, assuming BKG's high-end London property view-point plays out to some extent across the whole property markets.I'm still concerned about the 'Theresa May-effect' on this particular sub-sector. I haven't actually sold any of my plays in it directly because of it, but I did cease adding some months ago. After the Tory conference, to be precise.I heard a piece on the radio the other day, nothing at all to do with politics or even the modern era. It described an immigrant as 'someone who has moved to another country with the intention of staying PERMANENTLY'.It seems reasonable and logical enough, doesn't it? So why does the government include foreign students in net immigration figures? So long as student growth continues it will add to that figure. There has to be a more sensible solution to the political problem this causes than capping the numbers of student visas granted. I just hope common sense wins through for the sake of country's economy - as well as my portfolio.
RNS about prime London purchase "The purchase price for the asset is approximately £135 million. The acquisition, which is expected to complete in April 2017, will be funded through a mixture of the net proceeds of the recently completed placing and offer for subscription, as announced by the Company on 22 February 2017, and debt."Purchase gone down well with market judging by 0.34% SP rise. SP now 4.0% above recent placing offer so was well worth taking up.
Re: >£60m through share placing Oversubscribed will raise £80.6 million.I got all the shares I applied which has more than doubled my total share holding. Reduced my average purchase price per share by about 2p.The fact that offer oversubscribed suggests to me that institutional investors like DIGS, a good sign IMO.
Re: sold today PIE-EATER, "This is a plodder - not in derogatory way - " I agree with you, sometimes boring plodders are a wise investment, not exciting but solid. I was impressed with how fast company replied to my email enquires before I bought DIGS shares.
Re: sold today This is a plodder - not in derogatory way - but in the fact that over time it will steadily deliver divis and some capital gains (though not absolutely masses) placing now, they are able to diversify which ever way they see fit in order to reduce the risks..a sign of a mature / intelligent company. This will attract more institutional / pseudo-institutional investors and help to dampen down volatility. This is just the kind of thing I want GCP to do in my SIPP when others like BGS and SMT are far more volatile and have more "get up and go"GLAPE
Re: sold today I R Baboon, I understand your impatience however DIGS doing better than ESP and IMO on 24 Feb after new equity deal out of the way SP will gain strength. They are IMO buying into London property at the right time and as they state in prospectus, the larger Mkt Cap will attract more (my view institutional) investors. 4%+ yield when base rate 0.25% not bad at all. I also have shares in HOC and today's 9.3% rise very pleasing for me, but completely different risk reward profile to this REIT.
sold today SP going nowhere with constant acquisitions + placings divi not worth waiting round for will revisit in a year or s
Re: >£60m through share placing I think this offer will tend to limit SP until complete as existing shareholders will not wish to pay current market price when they can get offer ones at 140p Interestingly on my ISA account valuation it has a zero value & cost against a GCP Student Living Entitlement showing a figure of many hundred times the number of shares I own!Have sent instructions to subscribe for more shares and if all goes to plan should get new shares on 24 Feb.I expect SP to move up then. The subscription shares will be free of stamp duty and commission of course.
Re: >£60m through share placing Thanks for feedback. My broker doesn't seem to be involved, but I have enough of these anyway.
Re: >£60m through share placing Just got another broker email with additional info:"**Further to our previous email, please note that the minimum subscription amount is 1,000 shares and thereafter in multiples of 100. Please accept our apologies that this was not detailed in our original notification.**"I'm planing to apply for enough to double my holding even if scaled back 10%. Allowing for bigger scale back would mean selling more shares in other companies and tie up too much cash in ISA for me to apply for anymore.
Re: >£60m through share placing Got email from my broker firm a few minutes ago, shareholders can apply, main points:"GCP Student Living Plc has announced an issue of new ordinary shares by way of a subscription offer at a price of GBP1.40 per ordinary share.""Please note that the issue is conditional on gross proceeds in excess of GBP42.5 million being raised. Applications may be subject to scaling back.""Your instruction must be received no later than 3pm on 13 February 2017."I intend to apply.
Re: >£60m through share placing jonwig1,Thanks for that, I suspect not as I usually get a message from my broker company if I have opportunity to subscribe. I will send a message to my broker to find out.
Re: >£60m through share placing It's non-pre-emptive - are you sure you'll have the chance to subscribe?
